Introduction to Commercial Real Estate (4 hrs) Cover the basics of retail, office, land, industrial and financing. The student will be able to differentiate between the various types of real estate and explain the fundamentals of land selection and financing. Anatomy of a Deal - Investment (4 hours) Covers the steps the mortgage broker/banker and lender take when analyzing income producing real estate for financing. A knowledgeable broker must understand this process to effectively assist the buyer or seller of investment real estate. ( a SC Core) Commercial Real Estate Brokerage I - The Basics (4 hours) Covers investment brokerage, product knowledge, market forces and regulations, brokerage relationships and how to complete the sales transaction. Representing Commercial Tenants (4 hrs) Addresses what a commercial agent needs to consider when undertaking the representation of any tenant in a commercial lease transaction, including comparison of proposals and preparing and responding to RFP's. Ethics for the Commercial Agent (Realtor®) (4 hrs) Satisfy the Realtor® ethics education requirement plus get c.e. credit. This course covers the Realtor® Code of Ethics, utilizing case studies. Procuring cause of sale issues and arbitration procedures round out the session. A fun way to meet 2 education requirements in one fast paced setting. Due Diligence for Commercial Transactions (4 hrs, a SC Core) A 15 page checklist is used as a guide for group discussion on those issues a buyer, seller or broker should consider in any commercial real estate transaction. |

Issues in Commercial Real Estate (1-2 hrs) Title III of the Americans With Disabilities Act deals with commercial facilities and public accommodations. Get a general overview of what every buyer, seller, owner, property manager and broker should know. Handy small business guide to ADA included. Commercial Real Estate Brokerage II - Income Leases & Valuation (4 hrs) Covers commercial real estate leases and valuing a property. The student will be able to identify the major types of property leases, describe provisions and the impact leases have on the value of the real estate. Further, the student will be able to define value, highest & best use, depreciation, obsolescence, describe the 3 approaches to value and using the income approach, estimate a propertys value. Commercial Real Estate Listings ( 4 hrs) Covers qualifying sellers, marketing listings and completing a marketing plan. The student will be able to describe a qualifying method, explain the elements of a listing presentation, describe the marketing process, identify the components of a value range, list items in a listing package, define target market and develop a marketing plan. Commercial Leases 101 the basics (4 hrs) The student is walked through standard commercial lease clauses, then address how to negotiate favoring the landlord or the tenant. An exercise at then end will require the students to use what they learned in the session to successfully answer the queries. |
